    Bought me a house

    One thing I did during the time off...

    After taking a transfer to Ohio I found me a fixer-upper buying it for a total of $9,800 after tax breaks (and this was not a repro or short sale). I spent a total of 90 hours labor and $6,000 getting new carpet, paint, bathroom and the rest up to shape so I could move in. It's really not a bad place now, not exactly the best area (working class neighborhood) but far from the worse either and much cheaper then renting not to mention alot more room...

    I kept the house in Kentucky on the lake to hopefully retire to and figure at worse I'll give this one to my kids when that day comes.

    I just couldn't do a foreclosure, something just seems wrong with that to me. I figured a short sale wasn't so bad and included those but was really happy to find this one that was just a markdown. This one started at $24,000, went to 16 and finally $11,000 on the day I bought it.

    One issue I ran into looking at such low priced houses was several times realtors bought the house I was looking at, once in between the time I made an appointment to look at a house and the 2 hours it took to view it.

    Ran into that today. Went and looked at a house and found it was sold in December of '09 for $91k. Wonder what they want for it now?

    I found MLS listings on a local Caldwell Banker site, the key is to find a local MLS search site that allows you to search by price and brings up the most listings. You might have to check several local Realtor sites since I found while many will say they include all MLS listings for me Caldwell Banker always brought up the most listings. I'd search for houses between $1 and $15,000 several times a week, when I found something that looked interesting I'd do a drive by and then call an agent for a viewing. It took a few months of on again/off again searching to find this.

    The house we bought had just had part of the paperwork done with the realtor when the poeple who were selling ran into my wife. They knew each other and they asked how she was doing. She told them we were in the market and actively looking for a house. 1+1=2 and We looked at it an hour later and had our realtor over the next day. First thing Monday morning our offer and deposit was there before the rest of the paperwork was signed. The house hit the MLS listed as sold later that day and even though there were a bunch of lookers they were SOL. We didn't get as quite a sweet deal like the OP but we got a nice enough one at below market pricing because of the desire for a fast sale on both sides. $56.65 a sqft compared to $88 median price on a 1 owner home.

    Worth more than its weight in gold. No matter how they devaluate the currency you have a roof over you a dry place to sleep and walls to keep the riff raff out of your business. Congratulations on all you home owners and may you be able to get them paid off before the bottom drops out of everything. Always good to have a place to gather your stuff and hunker down in without the threat of rent by the week sub letting squatters being neighbors in the next door apartment, and landlords getting into your things.

    Figured my price out, $13.91/sq ft Yeah I know not nearly as nice a house but cheap
