    Home Improvement continues

    Well here it is six years later and I'm finally getting started on a long awaited project
    Funny how the only picture left on the thread is the one I needed to tie in the new one
    What prompted the go ahead was the need for a new furnace.
    I need to get that done before winter and I want to redo all the patched together duct work.
    Might as well plan it for the bedroom and bathroom addition.
    It's a plan as you go and hopefully it won't take another six years.

    I've lugged a lot of stuff out of there through the trap door and I have it emptied now
    I did find some nice tins and a bin for some nice touches in the kitchen including my dad's and uncle's lunch boxes
    This was my grandparents house and nearly 100 years old, they went to school right down the road


    Well I'll see how it goes, right now I just need the stairway finished.
    I have a guy lined up that's going to fit it in between jobs as he can for time and material
    I'll add pic's as it shows some progress

    Unpainted and just needing a good cleaning.
    I should have enough for any new doorways that will all match exactly with the rest of the house

    thats one of those attics that would make a kids dream bedroom. how is the floor in it? Does it just look a lot bigger in the picture then it is?

    Yeah that caught my eye too it's in really good shape I may try and do something with that one

    Floor is in pretty good shape 3/4" tongue and groove boards. I was going to add deeper joists but that would be a waste of effort I think.
    After looking at it seems pretty sturdy for what I have in mind. Refasten with deck screws adding luan it should be fine for finished floors
    The space is deceiving when you factor in headroom but there's plenty left for a bedroom, closet and bathroom

    Otto - it isn't possible to tell from these pictures but is the attic (in the 2nd & 3rd pictures in OP) a "conditioned space"? What with the insulation showing, it doesn't look like it. Have you considered how to extend the ductwork from the rest of the house and will your current system handle the additional load?

    No it is not currently. I've been going over ideas with the furnace guy.
    I have a few spots he can run ducts through those will help determine the layout
    I'm wanting to establish those before he puts in the new furnace
    I know there's pros and cons to an attic fan vs radiant heat blocks but he seemed to think it would help
    I want to get better access for him to get up there so he can get the best plan
    He said my current air conditioner probably wouldn't be big enough
    He ought to know he put it in a couple years ago when my old one got fried during a re-roofing job
    It got covered for protection and accidentally turned on, a very close call

    They have shown a system on "This Old House" on several occasions that might work in your situation. It is one of those "split" systems where all the HVAC guy has to run are the flexible refrigerant hoses that are only about 3" in diameter, incl. the insulation. Then they mount a box on the wall that can both heat and cool as the system is a heat pump. No ducts - just hoses that can fit inside the stud bay.

    Interesting I'll run that by him. He did mention maybe a separate system for upstairs
    I have to get him better access and plan for him to see what's best
    Right now I'm working on structural remedies.

    8'-0 more or less. I'm heading out later to pick some up for the other side.
    I can only haul a few at a time and need a little demo before I install
    I'm anxious to see how both sides line up for the ceiling
    Sun's out so it's going to get hot up there so maybe tomorrow

    Progress report:

    As of today the drywall is up. I hired an electrician for the lighting but have been doing all the rest myself
    I didn't think this old geezer still had it in him



    With clouds and rain this afternoon it stayed cool enough to get some taping done
    Still no steps so still have to use the ladder and trap door
    I added a post since I had to cut a joist to get material through



    including these 16 foot 2x10's



    I plan on using them to span supporting walls below and then support the roof instead of the 2x4's there now
    That way I cant straighten the floor, and add knee walls while hopefully relieving some stress

    I veered from my original thinking and shorten the drywall where the joist tie in
    Kept the pieces to fill in after the joists are cut.



    Up next is a way to close off the huge opening temporarily then remove the floor and put the stairs in
    That's the plan anyway
